Terms of Service

These terms govern your use of the SheriffScout website and app. By creating an account or using SheriffScout you agree to them. If you do not agree, do not use SheriffScout.

What SheriffScout is

SheriffScout is an independent research and organization tool for real estate investors. It is not affiliated with, endorsed by or operated by any sheriff's office, court or government agency. SheriffScout does not conduct sales, accept bids or hold deposits.

No guarantee of accuracy

Listing information comes from public notices and third-party sources. Sales can be added, postponed, adjourned or cancelled at any time, and published information can be incomplete or wrong. SheriffScout is provided "as is" and "as available," without warranties of any kind. You are responsible for verifying every detail with the sheriff's office and for your own due diligence, including title searches, before bidding.

No professional advice

SheriffScout, including Scout AI, the Deal Analyzer, Scout Scores and Scout Academy, provides information and tools only. Nothing in SheriffScout is legal, financial, tax or investment advice. Consult qualified professionals before making decisions.

Accounts and plans

  • You must be at least 18 and provide accurate account information. You are responsible for activity under your account.
  • Plans are billed monthly. Your plan determines your county access, Smart Lists, Scout AI questions and other features. Counties are chosen when your plan is activated and can be changed by contacting us.
  • Scout Academy is an optional add-on available with any plan.
  • You can cancel at any time; access continues to the end of the paid period. Fees are non-refundable except where required by law.
  • We may change prices or plan features with advance notice.

Owner contact information

Owner contact information is provided by third parties for lawful real estate purposes only. It may be inaccurate or out of date and is not a consumer report. You may not use it to determine eligibility for credit, insurance, employment, housing or any other purpose covered by the Fair Credit Reporting Act. You are solely responsible for complying with the Telephone Consumer Protection Act, the National Do Not Call Registry, state telemarketing and solicitation laws, and anti-spam laws, including honoring Do Not Call flags and obtaining any required consent before calling or texting.

Acceptable use

  • Use SheriffScout for your own investing or business. Do not resell, republish or redistribute its data or content.
  • Do not scrape, copy in bulk, reverse engineer or interfere with the service, or share your login.
  • Do not use SheriffScout to harass, intimidate or defraud homeowners or anyone else.

Your content

You own the notes, lists and other content you create. You give us permission to store and process it to provide the service, including to teammates you share it with.

Limitation of liability

To the fullest extent permitted by law, SheriffScout is not liable for indirect, incidental, special, consequential or punitive damages, or for lost profits or losses from bidding on, buying or not buying any property. Our total liability for any claim is limited to the amount you paid us in the three months before the claim.

Termination

We may suspend or end access for violations of these terms. You may stop using SheriffScout at any time.

Governing law

These terms are governed by the laws of the State of New Jersey, without regard to its conflict of laws rules.

Changes

We may update these terms. If we make material changes we will let you know before they take effect. Continued use means you accept them.
