Question 1

What is SheriffScout?

Accepted Answer

SheriffScout is an online platform for real estate investors that brings New Jersey sheriff sale listings into one place, with tools to search, filter, research and track auction properties.

Question 2

Is SheriffScout a government agency?

Accepted Answer

No. SheriffScout is an independent company. It is not affiliated with, endorsed by or operated by any sheriff's office, court or government agency.

Question 3

Can I use SheriffScout to bid on properties?

Accepted Answer

No. SheriffScout is a research and organization tool. Bidding happens through each county sheriff's sale process, under that county's rules and deposit requirements.

Question 4

Does SheriffScout give investment or legal advice?

Accepted Answer

No. SheriffScout provides information and tools. It does not provide legal, financial or investment advice. Speak with a qualified attorney or advisor about your situation.

Question 5

Where does the property information come from?

Accepted Answer

Listings come from the sale notices and schedules that county sheriff's offices publish. SheriffScout checks those sources throughout the day and records changes such as new listings, adjournments and new sale dates.

Question 6

Which counties do you cover?

Accepted Answer

All 21 New Jersey counties. Scout includes 1 county of your choice, Scout Pro includes 3, and Scout Elite includes every county statewide.

Question 7

How often are listings updated?

Accepted Answer

Sources are checked automatically around the clock. When a sheriff publishes a new sale, postpones one or changes a date, SheriffScout picks it up and keeps the history.

Question 8

Is the information guaranteed to be accurate?

Accepted Answer

No. Sheriffs can change, postpone or cancel sales at any time, and published notices can contain errors. Always verify details with the sheriff's office and do your own due diligence, including a title search, before bidding.

Question 9

What happens when a sale is adjourned?

Accepted Answer

SheriffScout records the new date and keeps the old one in the property's auction history, along with who requested the adjournment when the sheriff publishes it. Adjourned sales also show up in the Recently Postponed count and filter.

Question 10

Where does owner contact information come from?

Accepted Answer

Owner phone numbers, emails and mailing addresses come from third-party data sources and are added to new listings automatically. They can be incomplete or out of date, so confirm identity before reaching out, and always honor Do Not Call flags.

Question 11

Why isn't a property on the map?

Accepted Answer

Only properties whose address has been verified are mapped, so pins land where they should. A small number of listings, such as vacant lots without a street address, can't be placed and appear in the list only.

Question 12

What does Scout AI do?

Accepted Answer

Scout AI answers questions about a property using the listing, its auction history, your checklist and your scenarios. It separates facts from assumptions and does not invent values, liens or outcomes.

Question 13

What are Smart Lists?

Accepted Answer

Smart Lists are saved searches. Save any combination of filters and run it again in one click, see how many new matches arrived and, on Scout Pro and Elite, get alerted when new properties match.

Question 14

Does SheriffScout tell me what a property is worth?

Accepted Answer

No. SheriffScout shows what the sheriff published and what you've verified. The Deal Analyzer helps you model a deal with your own value and cost estimates, and the due diligence checklist reminds you what still needs research.

Question 15

Can I use SheriffScout on my phone?

Accepted Answer

Yes. SheriffScout works in any modern browser and has a full mobile layout, so you can check listings, your watchlist and routes on the go.

Question 16

Can my team use one account?

Accepted Answer

Scout Elite includes a team workspace where members can share notes, assign research tasks and comment on properties. Each person signs in with their own login.

Question 17

Can I change my counties later?

Accepted Answer

Counties are chosen when your plan is activated. If you need to change them, contact us and we can update your account.

Question 18

Is there a free plan?

Accepted Answer

Question 19

How do I get started?

Accepted Answer

Create an account, choose your plan and pick your counties. Once your plan is activated you'll have full access to SheriffScout for those counties.

Question 20

Can I switch plans?

Accepted Answer

Yes. Contact us to move between Scout, Scout Pro and Scout Elite or to add Scout Academy, and we'll update your account.
